Before you submit an application to Registers of Scotland, you need to know it won’t be rejected. Getting accurate plans and identifying any rights or burdens protects your clients and speeds up the registration process.

Deed Plan Mapping

We prepare registration compliant deed plans with an expected initial turnaround time of 24 hours depending on the complexity of the request. We are happy to expedite urgent orders at no additional cost.

We use the same OS data as Registers of Scotland with the same update cycle, meaning the plan is always mapped against the latest data. This ensures mapping is consistent with the Keeper’s criteria to enable a seamless registration process.

Our Deed Plans are available with a transparent and fair pricing matrix depending on the area to be mapped and the scale of the plan. This price is confirmed when the order is placed to provide certainty of charges.

Any amendments to a plan to reflect changes to the original property extent are provided free of charge for up to 12 months from the date of creation of the initial plan.

Plan Reports

Before you submit an application for first registration to Registers of Scotland, you need to know it won’t be rejected. Obtaining an accurate Plans Report protects your clients and speeds up the registration process.

We source our Plans Reports directly from Registers of Scotland to give you the most accurate information available.

A Basic Plans Report assesses whether a submitted plan or description meets the Keeper’s criteria and is suitable for registration, and will identify any cadastral units which conflict with the subjects of the report.

In addition to the information included in the Basic Plans Report, a Standard Plans Report will also provide:

  • An illustrative print showing the extent of conflicts with existing cadastral units
  • Disclose relevant registered shared areas
  • Advise whether the subjects extent is consistent with physical features in the latest OS map
  • If necessary provide an extract of any discrepancies with the OS map

Our Plans Report team includes former Senior Registration Officers at Registers of Scotland who will be happy to lead you through the registration process, advising on the suitability of your plan or description, and working collaboratively with you to secure registration.
